Our Fees and Disbursements

All of the above fees are intended as a guide only and we would therefore suggest that you contact a member of our Residential Property Department who will be happy to provide you with a detailed quotation depending upon your own circumstances, together with dealing with any other queries you may have. This quotation can then be sent to you by email or post if required.

Legal Costs - £425 to £550 plus VAT

Disbursements for Mortgages/ Remortgages

Standard search fees - £245.20 (if additional bespoke searches are required then additional charges will apply and quotes will be obtained from the search provider for you).

HM Land Registry fee – between £20 and £40

Official search - £3.00 per search

Bankruptcy search (where applicable) - £2.00 per search

Search Insurance (where applicable) – between £15 and £25

We handle the payment of the disbursements on your behalf to ensure a smoother process.

How long will my mortgage/ remortgage take?

This is purely based on the lenders requirements following receipt of the mortgage offer. Some lenders require a full set of searches (Local, Environmental, Chancel, Coal & Drainage) to be carried out regardless of whether you have resided/owned the property for a considerable period of time. The average time scale for a re-mortgage can be between 4-12 weeks respectively.

Stages of the mortgage/ remortgage process

Take your instructions and give you initial advice

Check any mortgage information has been given (mortgage account number) in order to request redemption figures from any lenders (where applicable) with initial instructions paperwork, ID and including initial payment of £200.00 on account

Report to client on new mortgage, once the mortgage instructions have been received

Arrange for the client to attend the office to sign the mortgage documentation

Arrange for a completion date on the new mortgage

Request final redemption on current mortgage (if applicable)

Completion monies on new mortgage arrives

Complete the re-mortgage and redeem the existing mortgage (if applicable)

Arrange for old charge to be removed from the title and the new charge registered

Amanda Edwards is a Chartered Legal Executive and Head of Residential Conveyancing with a current hourly rate of £190 plus VAT

David Waterhouse is a Solicitor and Partner with a current hourly rate of £250 plus VAT

Claire Poulton is a Solicitor and a Partner with a current hourly rate of £250 plus VAT

Daniella Tarbuck is a Solicitor and a Partner with a current hourly rate of £250 plus VAT

Shazmin Hirjani is a Solicitor with a current hourly rate of £190 plus VAT

Amanda Austin is a Solicitor with a current hourly rate of £180 plus VAT

Sophie Mortimer is a Paralegal with a current hourly rate of £150 plus VAT

Regardless of who works on your matter, they will be supervised by Claire Poulton, Partner and Head of the Residential Property.
